Plan to demolish The Grange and replace it with flats

Plans have been submitted to demolish a Victorian detached property in West Kirby and replace it with apartments.

Planning agents WSP, acting on behalf of Prospect Capital UK, propose demolishing The Grange and two outbuildings, replacing it with 14 apartments, together with parking and landscaping.

The existing building, on Grange Road, was constructed in the late 1800s, but the developer argues that a precedent for development has already been set by the redevelopment of neighbouring sites at Westheath Court and Homestead Mews.

The planning statement submitted to Wirral Council states: “This application is an exciting scheme which will allow the redevelopment of a prominent site to provide a residential development of high-quality innovative and contemporary design.

“The proposal is a well-considered scheme which responds to the site’s topography, landscaping and setting.”

It adds: “The proposal is sensitive to the site and surroundings whilst being distinctive in its design to raise the bar of design quality in the area.

“The form and mass of the proposed building seeks to respect the context of the surrounding site whilst working with the topography of the site.

“The building is contemporary in its design but uses traditional materials such as sandstone and red brick which reflects the same palette as the existing house on site and is therefore appropriate for the site.”

The apartments would be constructed over four levels, with a total of 10 three bedroom flats, with the remainder having two.

A one-way system would be created around the development, with the entrance via Grange Road and the exit through Gerard Road.

It would have a total of 23 parking spaces and storage for 14 bicycles.
