Fresh attempt to build six semi-detached homes on Column Road

New plans have been submitted to build six homes on the site of a large detached executive property in West Kirby.

It follows the rejection of an outline planning application for three pairs of semis on a half acre site known as ‘Pine Ridge’ on Column Road, near Kings Drive North.

Council planners turned down the scheme in January due “its scale and cramped nature, and the impact on the prominent sandstone wall to the front”.

They concluded the scheme would “result in a development out of character to the prevailing character and appearance of the area and would detract from the streetscene, and also be detrimental to visual amenity and the amenities of neighbouring occupiers”.

They were also concerned by the loss of trees, impact on protected species and biodiversity.

The revised design

Now the applicant has submitted an amended proposal which they argue makes changes to the scale, mass and height of the development, as well as amending the design principles and policies.

They say the design will “utilise the rise in levels both across the the site to create a stepped appearance between each pair of new dwellings” and will “be respectful to the existing neighbouring houses on either side”, as well as having a separation distance of 21 metres from number one Kings Drive North.

It also proposes a one way system for vehicles entering and exiting the site with two car parking spaces per house.

Six medium-sized trees in good condition will be retained with eight new trees being planted while an ornamental hedgerow along the site’s south-east boundary will be retained.

They also say they would be willing to reduce the number of properties in the development to five.
