Bid to replace horses with houses in Caldy

Wirral Council has been asked to consider whether planning permission can be applied for to build up to three houses on the site of a horses paddock in the green belt in Caldy.

The request for what is known as ‘Permission in Principle’ is for a site on the western side of Telegraph Road between the junctions of Pikes Hey Road and Kings Drive.

The application states: “The proposed development seeks Permission in Principle for the construction of up to three dwellinghouses.

“The precise layout, scale, access, and landscaping details will be determined at the Technical Details Consent stage.

“However, it is anticipated that the site can comfortably accommodate three dwellings in a manner that reflects the surrounding residential character and pattern of development.”

The application argues that although the site is within a green belt area, it meets the council’s definition of an exception because it can be classed as ‘limited infilling in villages’, and is close to other houses.

It adds: “The surrounding context is that of detached dwellings which are set back from the roadside and set within well sized plots.”

The request – made by development consultants Pegasus Group on behalf of the applicant – can be read at https://online.wirral.gov.uk/planning/index.html?fa=getApplication&id=231759.

A similar request made by the same company asking permission to submit an application to develop on land previously occupied by the former Salvation Army nursing home in West Kirby was rejected by planners in August.
